2020 TAXATION INFORMATION - posted April 24-2020
In recognition of the extreme circumstances resulting from the COVID-19 pandemic and potential resulting hardships faced by property owners, Council approved the 2020 Operating and Capital Budget with a 0% increase in municipal tax dollars collected from the previous tax year
and the minimum municipal tax payable will remain at $700.00 per property.
The Summer Village Council also approved a new penalty structure for the 2020 Tax Year and
deferred the collection for the payment of the non-residential school tax in line with Provincial requirements.
2020 Approved Tax and Penalty Information
Municipal Tax Dollars Collected - 0% increase from previous year
Minimum Municipal Tax Payable - $700.00 per property (no change from last year)
Non-Residential Municipal Tax, Residential Municipal Tax and Residential School Tax - Due June 30th (no change from last year)
Penalties on Unpaid Non-Residential Municipal Taxes, Residential Municipal Tax and Residential School Tax:
2% July 1st (previously was 18%)
4% August 1st (new this year)
6% September 1st (new this year)
6% October 1st (new this year)
Non-Residential School Tax - Due September 30th (previously due June 30th)
Penalty on Unpaid Non-Residential School Tax:
18% October 1st (new this year)
A reminder that the Summer Village has a monthly tax payment plan available to all residents.

2020 Tax & Assessment Notice Certification of Mailing
This is certification under Sections 310(4) & 336(1) of the Municipal Government Act that 2020 Combined Assessment and Tax Notices were mailed to all property owners in the Summer Village of Silver Sands on May 15, 2020.

Has Your Mailing Address Changed?
Please inform the Administration Office if your mailing address has changed to ensure you receive your mail from the Summer Village 587-873-5765. You should also notify Alberta Land Titles of the change - 780-427-2742.
Taxes can be paid on-line at the following financial institutions:

Payments can be mailed Box 8, Alberta Beach, AB T0E 0A0 - Please ensure cheques are made payable to the "Summer Village of Silver Sands". Envelopes must be postmarked on or before the tax due date.
Payments can be dropped off at the Municipal Office at 4808-51 Street, Onoway, AB. There is an after-hours drop-off slot available.
Payments can be made via E-transfer Please contact the Administration Office to set up a password.
Monthly Tax Payment Plan
Take advantage of the Tax Payment Plan. By making equal monthly installments, you will avoid penalties and the need for a large lump-sum payment. Contact the office for more information at 587-873-5765.

The property taxes that you pay are calculated in proportion to the value of the real estate you own. A qualified assessor prepares annual assessments for all property within Silver Sands. Market value is the valuation standard set by provincial legislation & is the basis for property valuation across Alberta. Market value is the probable price your property could sell for in a competitive & open market, as of a given date. Market value is recognized as the most understandable, transparent & objective measure of a property's worth. The market value as shown on your Assessment & Taxation notice is based on a legislated valuation date of July 1st of the prior year & reflects the physical condition of your property as of Dec 31st of the prior year.
How are Market Value Assessments Prepared
Market value assessments are prepared using mass appraisal. This is the process of valuing a group of properties at a given date, using standard methods and allowing for statistical testing. For residential property, assessors compile, review & analyze information from all legitimate real estate sale transactions that have occurred in Silver Sands over the 12-month period prior to the valuation date. This process results in the estimated value of your property as of July 1st of the prior year.
