Combined Assessment and Tax Notices are mailed mid-May each year.



2024 Assessment & Tax Notice Certification of Mailing

This is certification under Sections 310(4) & 336(1) of the Municipal Government Act that 2024 Combined Assessment and Tax Notices were mailed to all property owners in the Summer Village of Silver Sands on May 17, 2024.

Has Your Mailing Address Changed?
Please inform the Administration Office if your mailing address has changed to ensure you receive your mail from the   Summer Village -
administration@wildwillowenterprises.com.  You should also notify Alberta Land Titles of the change 780-427-2742 / Alberta Land Titles Address Change Form.

Your account number is your tax roll number as shown on your tax notice - example:  1032

 Payments can be Mailed

 Monthly Tax Payment Plan
Take advantage of the Tax Payment Plan. By making equal monthly installments, you will avoid penalties and the
 need for a large lump-sum payment. Contact the office for more information at 587-873-5765.

Tax Certificates & Searches Information
Tax Certificates are $50.00 each and can be requested via email to:

Please provide proof of payment in your email.

​​2024 Budget Information
Council approved the 2024 Operating and Capital Budget and 2024 Tax Rates Bylaw on April 26, 2024. 

Municipal Tax Dollars Collected - 5.6% increase from the previous year

Provincial School Foundation Tax - 13.3% increase from the previous year 

Provincial Senior Foundation Tax -  4% increase from the previous year
Minimum Municipal Tax Payable - $1,109.00 per property (was $1,050.00 in 2023)



2024 Penalties on Unpaid Taxes and Tax Arrears Information

18% Penalty Applied January 1st to outstanding tax balance

2% Penalty applied July 1st (current year taxes)
4% Penalty applied August 1st (current year taxes)
6% Penalty applied September 1st (current year taxes)
6% Penalty applied October 1st (current year taxes)

ASSESSMENT INFORMATION

 Assessment Process
 Property assessment is the process of estimating the market value of your property for municipal & education taxation   purposes. Assessment is simply a distribution mechanism. The property taxes that you pay are calculated in proportion to the value of the real estate you own. A qualified assessor prepares annual assessments for all property within Silver   Sands.  The assessor is dedicated to providing a fair & accurate assessment for Silver Sands taxpayers.  The assessor can be contacted at 780-417-5191 Tanmar Consulting.

 
Market Value
 Market value is the valuation standard set by provincial legislation & is the basis for property valuation across Alberta.   Market value is the probable price your property could sell for in a competitive & open market, as of a given date.   Market value is recognized as the most understandable, transparent & objective measure of a property's worth. The   market value as shown on your Assessment & Taxation notice is based on a legislated valuation date of July 1st of the   prior year & reflects the physical condition of your property as of Dec 31st of the prior year.

 
How are Market Value Assessments Prepared
 Market value assessments are prepared using mass appraisal. This is the process of valuing a group of properties at a given date, using standard methods and allowing for statistical testing. For residential property, assessors compile, review & analyze information from all legitimate real estate sale transactions that have occurred in Silver Sands over the 12-month period prior to the valuation date. This process results in the estimated value of your property as of July 1st of the prior year.
